The 1099 Only Non-QM Mortgage Program is designed for independent contractors, freelancers, and self-employed professionals who rely on 1099 income. Traditional lenders often ask for W-2s or tax returns that don’t reflect your true earnings — we focus on what actually matters: your verified 1099 income and consistent self-employment history.

This program allows borrowers to qualify using their 1099 income only, with minimal documentation, flexible guidelines, and fast closings. If your business shows steady income and you’ve been self-employed for at least two years, your 1099 can get you into a mortgage without the hassle of tax returns or bank statement verification.

  • Loan Amounts: $150,000 – $2,500,000

  • Maximum LTV: Up to 80%

  • Minimum FICO: 660

  • Borrower must have 2+ years of self-employment history

  • First-time homebuyers allowed (rent-free letters acceptable)

Program Restrictions
