REAL ON RISE, IS REAL ON REVERSE
Fannie Mae - FHA Insured
The Home Equity Conversion Mortgage (HECM) is a reverse mortgage program insured by the Federal Housing Administration (FHA), offering seniors a secure and reliable way to tap into their home equity. This government-backed insurance protects borrowers by ensuring that you will never owe more than the value of your home at loan maturity, providing peace of mind and financial stability. At Real on Rise Capital Inc., we guide you through this trusted FHA-insured loan program designed specifically for seniors age 62 and older, helping you access funds while safeguarding your investment.
Traditional Reverse Mortgage HECM - FHA
Our traditional Home Equity Conversion Mortgage (HECM) is a popular option for seniors who want to tap into the equity of their home. This program allows you to refinance your current FHA or forward mortgage into a reverse mortgage, giving you access to cash without having to make monthly mortgage payments. It’s designed to help you supplement your retirement income, pay for healthcare expenses, or cover any unexpected costs — all while you continue living comfortably in your home.
HECM to HECM - Refinance out of your current Reverse Mortgage & into a new Reverse Mortgage
If you already have a reverse mortgage but want to improve your loan terms or access more funds, the HECM-to-HECM refinance program is here to help. This option lets you refinance your existing reverse mortgage into a new one, often providing better rates or additional cash. It’s a smooth process designed to adjust your loan as your needs change, giving you more financial flexibility during retirement.
PURCHASE FOR HECM - Purchase your retirement home using a Reverse Mortgage HECM.
Thinking about moving or downsizing? The HECM Purchase program allows seniors to buy a new primary residence using reverse mortgage financing. This means you can buy the home you want without having to take out a traditional mortgage or make monthly payments. It’s a great way to simplify your finances and enjoy a fresh start, all while unlocking the equity in your new home.
Platinum Program - Reverse Mortgage
For seniors aged 55 and older who need a larger loan amount than traditional FHA-backed reverse mortgages allow, our Platinum Reverse Mortgage Program offers an exceptional solution. This program provides access to increased funds while still delivering the benefits of a reverse mortgage — no monthly mortgage payments and flexible access to your home’s equity. Ideal for homeowners with higher-value properties or those seeking greater financial flexibility, the Platinum program helps you achieve your retirement goals with confidence and ease.
Freedom From Monthly Mortgage Payments—Unlock New Possibilities
One of the greatest benefits of a reverse mortgage is the elimination of monthly mortgage payments for as long as you live in your home. This financial freedom allows you to redirect funds that would have gone toward your mortgage into areas that truly matter—whether it’s enhancing your lifestyle, covering healthcare expenses, supporting family, or investing in your passions and dreams. At Real on Rise Capital Inc., we help you leverage this opportunity to create a more flexible and fulfilling retirement, giving you peace of mind and control over your finances.
Benefits of Reverse Mortgages for Seniors
Looking to Relocate or Downsize
Reverse mortgages offer seniors a powerful financial tool to enhance their retirement lifestyle, especially when considering relocation or downsizing. By unlocking the equity in your current home, you gain access to cash that can be used to purchase a new residence without the burden of monthly mortgage payments. This means you can comfortably move to a smaller, more manageable home or relocate closer to family or amenities, all while preserving your financial security. Whether you want to simplify your living situation or access funds for healthcare or travel, a reverse mortgage provides the flexibility and peace of mind to make these important life changes on your own terms.
Unlock Your Home Equity to Reinvest and Build Your Retirement Plan
A reverse mortgage isn’t just about accessing cash—it’s a strategic financial tool that can help you grow your wealth and secure your future. By tapping into your home equity through a Home Equity Line of Credit (HELOC), you can reinvest in other assets such as stocks, bonds, or even additional real estate, potentially increasing your retirement income. At Real on Rise Capital Inc., our experienced professionals work closely with you to design a personalized retirement plan that aligns with your goals, risk tolerance, and lifestyle. Together, we’ll help you leverage your home’s value to create a stable, diversified financial future that supports the retirement you deserve.
Helping Seniors Manage Life’s Extenuating Circumstances with Ease
Life can bring unforeseen expenses, from medical bills to urgent home repairs or other financial pressures. A reverse mortgage offers seniors the financial flexibility needed to face these challenges head-on without the stress of monthly mortgage payments. By converting your home equity into accessible funds, you can cover healthcare costs, pay off debts, or manage emergencies while maintaining your independence and peace of mind. At Real on Rise Capital Inc., we’re dedicated to helping you navigate these situations with confidence and support, providing a practical solution when you need it most.
Enhancing Your Home’s Value Through Upgrades and Repairs
A reverse mortgage can provide you with the funds needed to make important home upgrades, repairs, or even construction projects that enhance your living space and increase your property’s value. Whether you’re planning to renovate your kitchen, add accessibility features, or improve your home’s energy efficiency, accessing your home equity through a reverse mortgage gives you the financial flexibility to invest in your property without monthly mortgage payments. These improvements not only make your home more comfortable and safe but can also boost its market value—giving you greater equity and peace of mind for the future.
Preserve Dignity, Protect Home, and Care with Compassion
For families caring for an aging parent or loved one, a reverse mortgage can be more than just a financial solution—it can be a lifeline. With Power of Attorney, heirs can use a reverse mortgage to help their loved one remain in their home, avoiding the emotional and financial strain of placing them in a retirement facility. Through thoughtful planning, including a Life Expectancy Set-Aside (LESA) to cover property taxes and insurance, this program ensures the home remains a place of comfort, familiarity, and dignity. At Real on Rise Capital Inc., we believe everyone deserves to spend their final years in peace, surrounded by the memories they cherish. We're here to help families make that possible—with care, compassion, and clarity.
How the Process Works — Simple, Supportive, and Guided Every Step of the Way
We know that navigating financial decisions on behalf of a loved one can feel overwhelming — that’s why we’ve made the process clear and supportive from start to finish:
1. Complete the Reverse Mortgage Prequalification Term Sheet
We begin with a short prequalification form that helps us understand your goals, financial picture, and whether a reverse mortgage is a good fit. This is a no-obligation step that lets us explore options before moving forward.
2. Schedule and Complete Your Required HECM Counseling
Once you’ve reviewed and agreed to the preliminary loan terms, we’ll help you schedule your HUD-approved HECM counseling session. This is a mandatory step where an independent counselor will walk you through the program, ensuring you fully understand your rights and responsibilities. After your session, you’ll receive your HECM Counseling Certificate—needed to proceed.
3. Full Loan Submission & Documentation Collection
After counseling, we’ll collect your full loan package to submit to underwriting. Required documents typically include:
-
Completed 1009 Reverse Mortgage Loan Application
-
Credit report
-
Valid Photo ID and Social Security card
-
Most recent 2 months of bank statements
-
Last 2 years of tax returns
-
W2s or 1099s for the last 2 years
-
30-day recent pay stubs (if still employed)
-
Social Security award letter (if applicable)
-
Proof of hardship for any derogatory credit items
-
Mortgage statement (if refinancing) or purchase contract (if buying a new home)
4. Appraisal, Title & Insurance Orders Begin
We’ll order a property appraisal inspection, title services, and verify property insurance to ensure everything is compliant. If the property is part of an HOA, we’ll also request a completed HOA questionnaire.
5. Submit to Underwriting for Review
Your full loan package is then submitted to underwriting for review. The underwriter will carefully evaluate the loan file to ensure all documentation aligns with FHA and lender guidelines.
6. Clear Any Conditions & Schedule Your Closing
If the underwriter has any final requests (called “conditions”), we’ll help you clear them quickly. Once cleared, we schedule your loan closing — and for your convenience, a mobile notary can come directly to your home, so you never have to leave your doorstep to finalize the reverse mortgage.
